Construction at Jackson Gardens is being conducted in 1 phase, and is expected to be complete in October 2011.
November-December 2011 Activity: With the interior punch list completion well underway, residents have begun to move back into their units at Jackson Gardens. About 12 families have relocated, with moves scheduled throughout the remainder of the year. Work continues in the community room and office area. The punch list for the exterior of the buildings is being compiled. The landscape contractor has completed his plantings and continues to work on site fencing. The finish paving has been completed and the sidewalks have been restored on Harvard Street.
July-August 2011 Activity:
Site Work: Started curbs and walkways in courtyard, installed new fencing at the property line, repaired fencing on the west side of the site.Metal panels for the bays and the curtain walls for the stair towers on both buildings continue. The new entry canopies are being installed.
Building A: Completed drywall. The painter continued priming and painting units as they become available. The wood and tile flooring work is completed, rubber and non vinyl flooring is about 80% complete. The plumbing, mechanical and electrical subcontractors are installing their finish work.
Building B: the drywall work is complete. The painter continues to prime and paint. The wood and tile floors are complete. The cabinets and tub surrounds (millwork ) is underway. The electrician, plumber and mechanical trades continue to finish their rough in and have started finish work.



June 2011 Activity:
Building A: Drywall work continues with the painter priming walls as available. Window installation progresses as well as framing sheathing and waterproofing the bay extensions. The curtain walls on stairs A, B1, B2 and C were installed.
Building B: Roofing was installed and the stair towers and interior framing were completed. The mechanical, plumbing, fire protection and electricians all continued their rough-in of the building services. The window installation continued and the bays were framed and sheathed.
Sitework: Site lighting conduit and bases have been completes as well as excavation, pouring and backfilling of ramp and stair walls behind building B. Curbs, courtyard rough grading and base paving for parking and drives behind buildings A & B have also been completed.
May 2011 Activity: Construction at Jackson Gardens is ongoing, and scheduled to be complete by October 2011. Interior framing and mechanical rough-in work has been completed in Building A, drywall is being completed, followed by painting and floor installation. Building B interior framing and mechanical rough-in work is ongoing. New landscaping is scheduled to begin this coming June and July, and the landscaper is preparing to pour the new site pathways. The model unit was toured by JG residents and CHA staff on Thursday, May 12, and is still being finished.
March 2011 Activity: Interior work on both buildings is continuing. The drywall work (hanging and taping) has started in building A. The mechanical and electrical trades continue to rough in their work in both buildings. The structural steel for all the additions is now complete and the mason has started the brick veneer on building A. The site work contractor is completing the drainage work in the courtyard between the buildings which is the last of the utility work required before starting the grading and site completion.
February 2011 Activity: Exterior site drainage work behind building A is continuing as is the structural framing of the bay additions and the Building B additions. Erection of stairs, installation of drywall and wall rough-in of plumbing, fire sprinklers and electrical in Building A is ongoing. The mechanical contractor has started to rough-in the heating mains in Building B. The spray-on insulation of Building B had been completed with cleanup and punchlist of this work continuing. Dampproofing and masonry work is scheduled to start later this month.
January 2011 Activity: Foundations for all additions have been completed. Structural steel for the Building A addition is being erected. Window installation and installation of the new roof on the existing buildings is on-going. The plumbing, mechanical, fire protection and electrical work is proceeding as available. The site contractor completed installation of the drainage structure behind Building B.

December 2010 Activity: Construction crews continue to frame the interior walls. The erection of the additions will start mid month. The heating and plumbing system installations continues. The installation of the new roof on the existing buildings will start in mid December. The new windows will start to be installed later in the month.
November 2010 Activity: Construction Crews have abated and demolished all interiors and work has begun on new interior wall framing. This framing work is beginning along the exterior walls and moving inward, presently focusing on preparing window openings. Foundations have been poured for the rear addition to Building A (the large building on the corner of Harvard and Prospect Streets). The week of November 8 starts excavation for the new rear addition to Building B (smaller building on Harvard Street), which will also include the new trash room for the site.
October 2010 Activity: The site has been fully mobilized, fenced, and screened. Crews have abated and demolished the interiors. Recently the windows were abated and removed, and the rear of the larger building at the corner of Prospect and Harvard Streets has been removed to make way for a new addition. Upcoming work will include site utility work and concrete footings for the new addition.
Lincoln Way and Jackson Gardens Update (10.8.10)
September 2010 Activity: On the 20th of September CHA celebrated the groundbreaking of construction at Lincoln Way and Jackson Gardens Apartments. The event featured many guest speakers, including U.S. Representative Michael Capuano, Cambridge Mayor David Maher, resident leaders and CHA Commissioner Jim Stockard.

Cambridge Housing Authority Executive Director Gregory P. Russ spoke about the positive impact the construction projects would have on residents' lives and the Cambridge economy.

U.S. Congressman Michael Capuano spoke passionately in support of public housing, and the stimulus bill which enabled CHA to move forward with the redevelopment of Lincoln Way and Jackson Gardens.

Cambridge City Manager Robert Healy addressed the audience. The City of Cambridge Affordable Housing Trust contribted $7 million towards the revitalization of Lincoln Way and Jackson Gardens.
July 2010 Activity: The Cambridge Housing Authority is pleased to announce the start of construction activity at Jackson Gardens as well as work scheduled to begin at Lincoln Way on Monday July 12, 2010. Work will be conducted weekdays between 8:00am and 4:30 p.m. (excluding public holidays).
Funding for these efforts is made possible through an American Recovery and Reinvestment Act (ARRA) grant under the US department of Housing and Urban Development (HUD); the Massachusetts Department of Housing and Community Development (DHCD); the Cambridge Affordable Housing Trust; CHA Moving-to-Work Funds; Boston Community Capital; Boston Private Bank; and LIHTC equity from RBC Capital Markets LLC.
