Revitalization of Lyndon B. Johnson Apartments
Construction at Lyndon B. Johnson Apartments started September 2010, and will be completed by October 2012.  Construction of the new attic that will be serving as the location for the new mechanical equipment began in late October 2010.   Unit interior work will take place between November 2010 and March 2012.  New windows and exterior cladding will be completed as weather permits with the bulk of this work expected to occur during March and November 2011, and March to June 2012.   Final site improvements including repaving the parking lots, and refurbishing the back courtyard and front entry will be completed between March and October 2012.

12/28 & 12/30-NOTICE OF ACTIVITY AND DELIVERIES AT LBJ:
On Wednesday December 28, 2011 there will be a crane pulling into the back lot at LBJ to hoist large equipment to the low roof. This work is expected to happen between 8:00am and 12:00pm. Additionally, we expect delivery of materials to the low roof from the West parking lot on Friday December 30, 2011. We thank you for your patience. November-December Activity:
During the month of November, the construction managers turned over the 03 stack with enough time to settle in before Thanksgiving. Construction has started on the 09 stack. The next two stacks, 02 and 01, are scheduled for completion the first half of December. This will release stacks 11 and 12 for construction to start before Christmas. Work in the ground floor common areas and management offices have also started with investigational work first. The actual construction of the management office will start in the beginning of December, and the rest of the common area work will follow in a phased schedule so there will always be space for the residents to sit together and watch TV. On the exterior of the building, the most significant change is the removal of all but one mast climber on the east elevation of the building (over the large parking lot). The finish coat was applied to the EIFS from the top of the building down to around the 4th floor. The rest can be reached with smaller lifts. Work on the new mechanical systems is still on-going. The ERV system was started up early in the month. The boilers have been working since September. And the Co-generation units are scheduled to be started up early in December. The solar panels are also being tied in and expected to be up and running before the end of the year. The low roof is being worked on to prep for the new mechanical systems there.

9/24/2011 WEEKEND WORK CANCELLED DUE TO EXPECTED RAIN

October 2011 Activity: The construction managers were working in 4 stacks (03, 02, 01 & 10), and will be complete with stack 03 by mid November. There was a little bit of additional work in that stack due to some existing conditions, but the construction managers should be able to make up any lost time over the next month. Most of the progress can be seen from the outside of the building. The reflective paint was applied to a large portion of EIFS on the Hamilton Street side of the building, as well as the East elevation overlooking the large parking lot. Crews have been working longer days and weekends to get the finish coat applied within the weather constraints allowed by the material manufacturers. At the end of October, the dismantling of the mast climbers started. Most of them should be removed before the end of November, with the exception of the North elevation on Erie Street. The mechanical systems are being finalized in the penthouse. Heat and hot water to the renovated units are provided through the new boilers and vertical fan coil units. The new ERV system should be up and running the first week in November. On the low roof, demolition started at the end of the month, and the roof work should be continuing for the next 2 months. Completion should be before the end of the year

Weekend Work at LBJ

To recoup for time lost due to inclement weather at the beginning of the work schedule, we will need to authorize crews to work some Saturdays in the Fall (weather permitting). In the cases where Saturday work is required, we will post that information here on this page the Thursday prior, alerting residents and their neighbors of the activity. We recognize that this creates an inconvinience for some, and appreciate your patience as we try to expedite completion of this work. As a reminder, City Ordinace does not permit loud work  or equipment start-up before 9:00am and Skanska (our construction company) is under strict instruction not to start up any noisy work prior to that time. July-September 2011 Activity:
Construction in the apartments is moving smoothly. The first 2 stacks have been completed and are fully re-occupied. The next 4 stacks are currently under construction, in various phases. At the end of August, the 06 stack will have most of the flooring installed in all units, and will only need a few minor finishes to be complete. The 05 stack will just be about ready for kitchen cabinets and plumbing fixtures, as well as finish paint. The 04 stack will have all mechanical and electrical rough-ins complete and wallboard up, but not finished. The 03 stack will be almost through the demolition/asbestos abatement process. On the exterior of the building, the EIFS finish paint application has begun. The South side of the high-rise and the West side of the building, over the low roof are being completed and reflect the final finish color. The EIFS work will be picking up over the next few months with the expectation of it being complete on the entire East elevation and the front tower portion of the building. In the back courtyard, all of the underground utilities have been put in place, and the finish landscaping will be installed next spring. A temporary patio area has been fenced off so the residents have an area to enjoy the outdoors. On the roof, we now have solar panels installed, and ready to be powered up. We anticipate full power up powered up in the September along with the other mechanical equipment in the new penthouse.


June 2011 Activity: The first two stacks of apartments will be turned over to the CHA before the end of the June. CHA held an open house for all residents to see  two of the finished units before reoccupancy started. Everyone has been very pleased with the finished units. The first three residents moved into their new units on June 17th, and the remaining moves are scheduled for the last two weeks in June. The contractor has started demolition work in the next stack, 06, and will be starting in the 05 stack at the beginning of July. On the exterior of the building, the EIFS (building insulation covering) has been going up quickly. The styrofoam insulation can be seen from miles away, and later in the month we will see the finish product on the North-East corner of the building. The work in the penthouse has been progressing so the mechanical equipment will be up and running in the next few months. In the back courtyard, work did not progress as well as planned. The large pile of dirt should be removed from the site before the end of the month, so remaining drainage and electrical work can continue. A portion of the courtyard should be available to residents sometime in July.





May 2011 Activity:
Construction continues in the penthouse, with the contractors working diligently to connect all the new mechanical equipment. The EIFS has started to be installed on the inside walls of the parapet, surrounding the new roof of the building, and will start to be installed around the building towards the end of the month. The Mast Climber’s have been erected around the building to do this installation. As for the work inside the units, the walls are being installed and finish work such as the kitchen cabinets, tile floors, new windows, and plumbing fixtures will be installed in the first two stacks this month. Completion of the first 22 units is expected in early June.







April 2011 Activity
On Monday, May 2 work will begin in the rear courtyard.  To access the courtyard workers will be cutting through the concrete wall on Hamilton Street.  For more information, please see the presentation from the April Neighborhood Meeting

March 2011 Activity
Installation of the mechanical systems continues to move toward completion. The last piece of equipment will be delivered and hoisted to the new mechanical room this month. Toward the end of the month, the construction manager will start installing the Mast Climbers around the East portion of the building as well as the first two units on the front side. This equipment is being attached to the building so workers can start installing the EIFS (the new façade or ‘skin' on the exterior) all over the building. We will be closing most of our large parking lot to residents and are leasing additional spaces from neighboring parking lots to compensate.  The work inside the building is moving right along as we start to install new materials such as framing, plumbing, electrical and the new windows.



Despite seemingly non-stop snow, the walls around the mechanical penthouse are almost finished. 

February 2011 Activity:
The roof is currently being installed, despite the white winter we are having.  Crews are working very hard to install all new mechanical systems in the new penthouse, so we are expecting a few days where equipment will be hoisted to the roof on a crane.  The crane operations will not be on continuous days so the majority of the time LBJ residents will be parking their cars back in the side lot.  Unit work is gearing up so there will be more construction workers in the building.  Over the last month, a lot of investigational work occurred, and the construction manager is now ready to
start installing new materials.

January 2011 Activity: The walls around the new mechanical penthouse being constructed on the 12-story portion of the builidng will be installed this month.  Material for the new walls was hoisted up at the end of last month and preparations were made.  Installation will be weather dependent, but is expected to be completed during January.  Concurrently, large pieces of mechanical equipment will be hoisted and placed in the new mechanical penthouse, followed by the installation of the new roof.  Inside the building, construction crews will continue to demolish the first stacks of units and start installation of new materials.

December '10 Activity: The roof top structural steel has been hoisted to the roof and final touches on the installation are being completed.  This detailing should be complete by the middle of the month followed by framing of the new walls around the mechanical penthouse and roof installation.  Over the next couple of months, the mechanical equipment that for the new space will be hoisted up with cranes.  Cranes will be parked in the Brookline Street parking lot, on days when new equipment is being hoisted.  New steel has already been installed for the solar panel collector  which will go on the Brookline Street side of the building.   The first phase of work inside the units has started with demolition, with more workers in the building on a regular basis.


Looking up from Erie Street its difficult to see just how much is happening twelve stories above.


The view from atop F.J. Manning Apartments reveals the true scope of the work.  The sloped roof will help the photovoltaic panels capture the sun's energy.

November '10  Activity:
Construction Crews have mobilized and prep work has been completed to the roof of LBJ in anticipation of the structural steel which is scheduled to arrive the week of November 8, 2010. There will be a large crane positioned in the Brookline Street parking lot, which will be used to hoist the steel and other materials and equipment to the new attic space. This portion of the work is expected to be complete in a month and a half, but with winter fast-approaching, construction crews are working to expedite this schedule. Please be aware that for the duration of the exterior work deliveries to the building need to come to the front entrance (Erie Street) and 'NO PARKING' zones as labeled will be STRICTLY ENFORCED. Some interior work inside of units is scheduled to start later in the month and updates will be provided as they are available.

October '10 Activity:
The construction team’s trailer was delivered on-site in mid-September, and staff will begin being on-site full-time beginning in early October.  Preparatory work associated with the construction of the new attic on the 12th story roof is on-going.  Arrival of the steel beams is anticipated to occur mid-to-late October, with construction of the new attic beginning immediately thereafter.  A large crane will be positioned in the large parking lot (Brookline Street side) to hoist the steel and equipment to the 12th story roof.  During the period of the steel erection (from approximately October 20 until December 1, the large parking lot will be closed for parking.  The CHA has made arrangements for LBJ resident parking at a nearby lot. 

On the 22nd of October, CHA held a groundbreaking ceremony to celebrate the start of construction at Lyndon B. Johnson Apartments.  The event featured many guest speakers, including US Representative Michael Capuano and LBJ Apartments Tenant Council President John Ramos.
