Construction of Phase 1 of the new Lincoln Way units is now nearing completion. Units have been assigned via a resident lottery to existing Lincoln Way residents, with moves beginning in late April. Phase 1 is comprised of 37 units and 29 parking spaces, and includes the Community Room, Management Office, and Tenant Council Office. Phase 1 also includes a resident community garden.
Demolition work on Phase 2 is expected to begin in mid-June 2012.

November-December 2011 Activity: Building 1: The precast siding work was suspended due to poor site conditions. The contractors continued the mechanical and plumbing rough in work. The drywall contractor completed the interior metal stud framing work and fire topping drywall. The spray foam insulation work has started. Building 2: Continued installation of the kitchen cabinets and flooring. Building 3A: Continued the metal siding installation. The contractor completed the drywall work in all units and the community room. The painter has started priming and first coat of finish paint. The finish carpentry subcontractor has started installation of the kitchen cabinets. Building 4A: Continued metal siding installation. The spray insulation work was completed and the drywall subcontractor is hanging and taping the walls and ceilings. Site work: The base paving of the entry drives and parking areas for Phase 1 was completed. The installation of the curbing has started. The ramp and stairs to the community room in building 3 were cast. The entry stairs on building 2 and 3 were cast.
July-August 2011 Activity: Building erection is complete for Building 1, metal installation and drywall work continues in Building 2, in Building 3A spray-on insulation application has been completed and precast /metal siding beginning. In Building 4A walls and roofs have been erected with exterior waterproofing, continued rough in of plumbing and mechanical work ongoing. For the outdoor/site work, a retaining wall and walkway grading behind building 2, as well as water line tie-ins have been completed and continued trenching and conduit for site electrical continues.




June 2011 Activity: Please see the link in the May 2011 update for a map showing the future Lincoln Way building configuration and layout. The following is a breakdown of progress, by building, for the Phase 1 work.
Building 1: Completed the slab on grade and started erection of the building framing.
Building 2: Completed roof installation, started exterior pre-cast panels, Installed window frames and windows. Installation of spray insulation, metal stud wall framing electrical wiring has started and interior rough in of plumbing and heating lines continues. Work has also begun on the installation of heating equipment.
Building 3A: Completed framing of the building. Waterproofing of the building exterior and rough in of interior plumbing is also in progress.
Building 4A: Continued erection of the building panels.
Sitework: Continued drainage work in the middle of the site and east side. A new primary power conduit was installed across from Walden Street and down the west side of the site to the 1st transformer location.
May 2011 Activity: Click here for the Phase 1 layout of the reconstructed Lincoln Way as well as pictures documenting the construction progress. Building 1 foundation walls have been poured, and framing is expected in a next few weeks; Building 2 is the farther along, with framing constructed up to the 3rd floor; The 1st floor framing is complete in Building 3A and foundation walls have been poured in Building 4 with framing in the next few weeks.
In Building 1 Excavation has started but the snow and mud has slowed progress. In Building 2 under-slab utilities are complete as well as the preparatory work for the slab on grade work is c. The slab is scheduled to be poured on 3/25 with the building components scheduled for delivery and erection starting next week. In Buildings 3A & 4A construction has continued on the foundations for Buildings 3A & 4A. The foundation footings and walls have been poured. The interior fill has been replaced with structural fill; the underground electrical work is ongoing.

February 2011 Activity: Winter weather continues to slow the project. Despite the weather challenges, work is continuing. This month we anticipate that the slab on grade for Building 2 will be poured and erection of the structure will begin. For Building 3A, the forms for the foundation will be installed, the foundations poured and backfilled, and installation of underground services started. The forms for the foundation and the pouring of the foundation for Building 4A is also anticipated. Off-site prefabrication of Building 3A and 4A continues.
January 2011 Activity: Construction crews have completed the foundations for Building 2 including installing the backfill. They are currently working on underslab utilities. Foundation excavation and subgrade preparation for Building 3A is almost complete. The main drainage structures on the east side of the site have been installed
December 2010 Activity: Construction crews have completed demolition and abatement activities, and have started to form and pour foundations for Building 2. They will also excavate, pour and form foundations from Building 1. Drainage installation will continue along the west side of the site with underground plumbing installed in Building 2. Once this work is complete, they will pour the slab on grade. The mock up of the exterior wall has been completed.
November 2010 Activity:Building demolition continues this month. Presently, Building G has been demolished with materials remaining on-site to be removed in the near future. Abatement of Building F is expected to be complete the 1st week of November. A new sewer line connection has been completed at the end of the site (Walden Street side) and work is beginning on the site water line on the East side (Sheridan Street).

October 2010 Activity: The Phase 1 section of the site has now been completely fenced and screened. All residents previously residing in Phase 1 have been relocated to vacant units in Phase 2 or off site. Construction crews have removed all trees, shrubs, and turf, and have begun site utility work for Phase 1. This site utility work does require work in parking lot areas and areas at the rear of Phase 2. Existing Phase 1 buildings must be completely abated prior to demolition, meaning all asbestos must be removed and disposed of according to the law. Demolition will begin as soon as abatement is complete.
Lincoln Way and Jackson Gardens Update (10.8.10)
September 2010 Activity: On the 20th of September CHA celebrated the groundbreaking of construction at Lincoln Way and Jackson Gardens Apartments. The event featured many guest speakers, including U.S. Representative Michael Capuano, Cambridge Mayor David Maher and CHA Commissioner Jim Stockard.

Resident leaders Victoria Bergland and Dawn Adkins spoke about the value of community and praised CHA staff for integrating resident ideas into the design of the new Lincoln Way.

July 2010 Activity: The Cambridge Housing Authority is pleased to announce the start of construction activity at Jackson Gardens as well as work scheduled to begin at Lincoln Way on Monday July 12, 2010. Work will be conducted weekdays between 8:00am and 4:30 p.m. (excluding public holidays).
Funding for these efforts is made possible through an American Recovery and Reinvestment Act (ARRA) grant under the US department of Housing and Urban Development (HUD); the Massachusetts Department of Housing and Community Development (DHCD); the Cambridge Affordable Housing Trust; CHA Moving-to-Work Funds; Boston Community Capital; Boston Private Bank; and LIHTC equity from RBC Capital Markets LLC.
